CashHouseSales.com is managed by Saul Navarro and Kari Carter. When you submit the form, one of us reads it and one of us calls you. You won't be routed through an acquisitions department, and you won't explain your situation three times to three different people.
We explain our number
Ask how we got to an offer and we'll show you the comparable sales we used and the condition adjustments we made. Most sellers never ask. If you do, you deserve a real answer. Any buyer unwilling to give one is telling you something about how they work.
Independent escrow handles the closing
Closing and disbursement are coordinated through independent escrow, while qualified title work confirms ownership and identifies mortgages, liens, or other title issues. The point is simple: the closing process is handled independently rather than by us "in-house."

Accreditation means an outside organization has vetted the business and that there's a public record you can look at. We'd encourage you to check it — and to check any buyer you're considering.
We explain the trade-offs — you decide
If your house is in good shape and you have the time and flexibility for a conventional sale, listing with an agent may offer more price potential. A cash sale may instead offer advantages such as speed, an as-is sale, and less preparation. We'll explain our offer and the practical trade-offs plainly. You decide which route fits your goals.
We don't sell your information
Some websites that look like buyers are lead brokers — you submit your address and it's resold to a dozen investors who all start calling. We're not that. We use your information to evaluate your property and, if a transaction moves forward, coordinate with transaction participants and service providers as needed to evaluate, assign, or close the deal.
No pressure, and no artificial urgency
We usually give our offers a reasonable acceptance window — often 2 to 7 days. That's not manufactured urgency; market conditions and transaction economics can change quickly, so an offer can't reasonably stay open indefinitely. We'll tell you the deadline up front and give you the time available to think, ask questions, compare options, or get advice before you decide.
What we won't claim
- That we pay the most. We can't know another buyer's offer in advance, so claiming our number will always be higher than every competing bid would be a guess dressed up as a promise.
- That a cash sale is always best. Every scenario is different. We evaluate each property and seller's priorities case by case, weighing condition, timing, likely market proceeds, and convenience when assessing whether our kind of sale is a good fit.
- That we've done hundreds of deals. We're a young company and we'd rather you know that than inflate a number. What we can offer is direct access to the owners of the company. When a transaction moves forward, we coordinate with experienced transaction professionals and a reputable title company suited to the property and deal.
